Great Moments In Brooklyn Real Estate: Curb Appeal

It’s not exactly clear where this domicile is located. Sure, it is listed as being in Greenpoint (and near P.S. 31, no less) —but the copy goes on to state in is located in Gravesend. Yours truly finds this interesting as these two neighborhoods are located on opposite ends of the Borough of Kings. This of course begs a number of questions. Among them:

1. Is Gravesend the new Greenpoint?
2. Has anyone actually voiced interest in this apartment? I mean, the above image does not exactly exude “curb appeal”— but with loft living being all the rage perhaps I am simply being old fashioned?

A lass named Julie writes:

Hi there,

I wanted to share some info about the free craft workshop that my group, Greenpoint Hand Skills, is hosting at the Greenpoint Library this Saturday. We’ll be making bracelets from the colorful wires hidden inside cable wires. The workshop is led by Sarah Goldschadt, local author of the forthcoming book, Craft-A-Day. I thought New York Shitty readers might be into it too! Info is below.

Without further ado, here’s the 411!

Greenpoint Hand Skills Presents: Rewired Bracelets

Hidden inside those old-school printer cables are a plethora of wire in a rainbow of colors. Live From The 94th Precinct Community Council Meeting

As many of those reading this are undoubtedly aware, a homeless man was beaten very severely at McCarren Park this weekend. Gothamist has a synopsis of this horrific incident which you can read by clicking here. In the following footage Deputy Inspector Hurson gives us an update as to what happened. The good news: they have made an arrest. The bad news: they are not certain if the fellow who was assaulted, Pawel, will survive.

It goes without saying that the subject of homelessness dominated last night’s meeting. In fact our City Councilman, Steve Levin had plenty to say on the subject. What I found particularly interesting (and encouraging) was his run-down of the new respite shelter in the works to give our homeless a safe place to sleep this upcoming winter. In addition he outlines the resources available to our local homeless and the rather (and this is putting it nicely) problematic Greenpoint Hotel/the quarter house. Do take a moment to give this— and the frank discussion which followed— a listen.

I know what some of you are asking:

Why do you have such a big problem with 239 Banker Street?

Well, among other things:

1. Using the pretext of “Loft Law” protection (which was ostensibly put in place to preserve “our” artistic community) for “lofts” sporting stainless steel appliances and $2,700+ rent is laughable— and hypocritical.

2. Claiming that this measure protects “families” from being displaced, and the “Community Organizer” seemingly responsible for this loft law application seems to be under this impression, is wretchedly comical. From what I have been told, families are actually being steered away from this property (which is in and of itself illegal). What’s more, windows upon windows of identical “loft beds” do not exactly inspire confidence that this is a family friendly place.

3bunkbeds

Rather, it screams “college dormitory”.

3. Let us consider this complaint, shall we?

Had these fellows simply perused Craigslist they would know there’s plenty going on. No inspection required!

Methinks the better questions are:

  • Why was the above-listed advertisement for the former “Sweater Factory Lofts” listed as 245 Banker Street  as opposed to 239 Banker Street?
  • Why so many others have had a problem with 239 Banker Street?

(Those of you have patience and wherewithal can view the rest of this litany of complaints by clicking here.)

  • And why our City Councilman, who did not even reside in Greenpoint (or the 33rd City Council District for that matter) when this shit show started, saw fit to email me about it?

In closing, and for everyone’s edification, I have complied a photo set highlighting the immaculate construction of 239 Banker Street. Without further ado, here it is. Enjoy!

What’s Up At 35 Clay Street?

October 3, 2012 ·
Filed under: 11222, Greenpoint, Greenpoint Brooklyn, Greenpoint Magic

I asked myself that very question yesterday morning. Clay Street between Manhattan Avenue and Franklin Street is generally not a “happening” place. At least not when it comes to construction activity. Hence why the rather (to use technical jargon) “ginormous” container filled with cinder blocks aroused my curiosity  As did the site from which they originated.

Does this look the least bit interesting? No, not really.

Um, okay, I’m interested now. So the roofing/flashing is to be removed. The photo gracing the beginning of this post attests to this. But here’s the funny thing: I took it at 5:30 in the evening. In the morning, however, I saw men clanking away with their hammers removing excess roofing material.

They were wearing helmets.

And vestiges of caution tape were manifest.

But still, I was rather concerned. To this end I looked up 35 Clay Street on my “smart” phone.* Here’s what I found:

I toggled around active permits to see what, if anything, was applicable.  Not finding anything applicable, I consulted a third party. Our dialogue was (more or less) as follows:

Me: Strange question, but I have a reason for asking it: if/when you have the time, could you look up 35 Clay Street and ascertain if it has any open/valid permits? When I walked by today the roof had been completely torn off and workers were doing something. It did not strike me as being legit. When I looked for permits on the Department of Buildings Information System I couldn’t find any.

T.P., who I should note, was not aware of the abatement notice (because I was not either)

They have some DOB approved filings and some permits, but it appears that, yes, they have gone beyond the scope of what was approved. there are 2 open violations to that effect:

ECB Violation Number: 34822174Y – WORK W/O A PERMIT. NOTED: ON THE CLAY STREET ELEVATION, DEMOLISHED/CREATED AN OPENING APPROX 10′ X 12′ EXCEEDING 100 SQ FT ON AN EXTERIOR LOAD BEARING WALL AND INSTALLED A GARAGE DOOR DIAGONALLY FROM A FIRE

ECB Violation Number: 34763871M – WORK DOES NOT CONFORM TO APPROVED CONST. DOCUMENTS &/OR APPROVED AMENDMENTS FOR ALT. 2 JOB # 320113578 OF WHICH PERMIT IS ACTIVE & APPLICANT OF RECORD IS REQUESTING A LETTER OF COMPLETION NON-CONFORMING NOTED.

nothing about the roof that I can see.

Me: Well, it no longer has a roof so there’s nothing to see. Save sky perhaps!

And a “for sale” sign to boot!

Quite honestly, I still have more questions. I did not see the “asbestos abatement” which came to pass. And for this reason it was rather disquieting to see a container filled with demolition (remediated?) material left uncovered.

When you see something, Greenpointers, ask something. Call 311. You may or may not get a conclusive answer but forwarding your complaint to our local Community Board and elected officials (or in my case: asking someone in the know and blogging about it) just might. There are no stupid questions. As for stupid answers— that’s another story (and the subject of my next blog post).

*Which is only as smart, if on occasion more intelligent, than its user. As I have learned.
