From The New York Shitty Inbox: Coming To 214 Franklin Street…

Those of you who cannot get enough folks traversing our sidewalks and subways sporting luggage— or watering holes on Franklin Street, listen up. I have some news which will undoubtedly please you! A person we’ll call “C” writes (in an email entitled “New Hotel On Freeman @ Green Street”) simply:
Naturally my curiosity was piqued (Freeman Street does not cross Green Street, no doubt a typo on “C’s” part) so click on the above link I did. Follows is what I found awaiting my delectation.
As you can see, gentle readers, this plan was approved just over ten months ago. I would be remiss if I did not point out that it is the handiwork of north Brooklyn’s good friend, none other than Robert Scarano. Well, he did not file the permit. We all know this fellow, a poster child for the ethically-challenged, is not allowed to do so. If my memory serves me correctly it had to do with a little latitude/liberties he took on Freeman Street? Why yes, that was it!
First it was the Box House Hotel. Then it was the Henry Norman. Both of these displaced local, small businesses. Now we have this one which not only does that but is taking out residential space to boot. In a community whose rental market is already “tight” enough as is. Straight up folks: enough is enough. We need more housing— and truly affordable housing at that— for New Yorkers. Not another hotel.

New York Shitty Analysis: Apparently getting busted for operating an illegal waste handling station in Greenpoint and lying to the Business Integrity Commission does not preclude one from receiving honors from “Neighbors Allied For Good Growth” (formerly known as Neighbors Against Garbage”).
You can’t make this stuff up, folks…

Tomorrow: Fall Fest
This comes courtesy of a very nice lady named Lisa. She wanted me to spread the word and I’ll gladly do so!
Greenpoint, Brooklyn – Rust and gold leaves and pumpkins set the scene for The Monitor School’s Annual Fall Fest at PS 110 this Saturday from 11am – 2pm. The event will be in the Monitor Street School yard.
The community is invited to this family-friendly event complete with ticketed bouncy castles crafts, a raffle, and a variety of food for purchase. Take pictures in our pumpkin patch and take home a pumpkin of your own just in time for Halloween. All proceeds from the day will go directly to the students’ art residencies.
Learn more about the initiatives the school and PTA are making to help environmental education while having fun crafting with found recyclables at our AquaLab table.
Come celebrate the cooler temps and the start of the holiday season with a Greenpoint event that brings the community together.

Granted, this is still a very much “work in progress” (for example: the toxic waste/blood vomiting ghoul has not been installed yet). Nonetheless I feel compelled as a citizen to share the good news ASAP. This is a red letter day in Greenpoint, Garden Spotters!
Today In Greenpoint Real Estate Insanity: 533 Leonard Street

The sale of 533 Leonard Street, the former meeting hall for Polish Legion of American Veterans is hardly news. Nor is the fact that it will be “adapted” to residential use as opposed to simply being razed. A rather nifty site called Brooklyn Relics has a pretty nice summary of these passing events which can be read by clicking here. The author of this tome opines:
The adaptive reuse of historic buildings is often necessary for the buildings to maintain market viability. However, in the case of the PLAV building, the proposed design dominates the historic structure it traverses even though the original facade is supposed to be the intended focal point. Hopefully the finished modern portion of the structure will be muted enough that it does not compete with the original building’s architecture…
I cannot tell a lie: I was initially relieved by the news this building would be modified as opposed to merely being demolished. Then it was brought to my attention by a very nice lady named Amber that a rendering has been posted on the premises of the finished product. I did a walk-by to see it myself— after all, seeing is truly believing. All I can say is the author of Brooklyn Relics was being quite charitable in his analysis.
Here’s the deal folks:
In terms of Greenpoint construction— any construction— I keep my expectations low. Really low. Methinks I need not elaborate why this is so. Let’s just say there’s ample “precedent”.
This exceeds even my expectations— and not in a good way. So help me, but this may very well make me rethink adaptation (versus demolition) as a good— or at least “better”— policy. Aside from exploiting the benefits a modification permit versus a new building affords (modification permits are not subject to the same level of scrutiny) and exploiting every cubic centimeter of FAR, I see absolutely no rhyme or reason to this “design”.
Yes sir: 200 Franklin Street’s days as the ugliest building in Greenpoint, which is no small accomplishment, may very well be numbered.
